Does a Home Warranty Cover Sewer Line Repairs?
Written by Steven Shipler, Texas Licensed Master Plumber, Responsible Master Plumber (RMP), MBA.
If you are buying a home and asking, “Does a home warranty cover sewer line repairs?”, the honest answer is: maybe, but do not assume it. Home warranty coverage depends on the warranty company, plan agreement, exclusions, limits, service fees, pipe location, cause of failure, and whether the problem is considered a stoppage, normal wear item, pre-existing condition, exterior sewer issue, or excluded underground repair.
A home warranty can be helpful, but it is not a substitute for a sewer camera inspection before closing. A warranty may not fully protect you from roots, sewer bellies, pipe offsets, broken pipe, Orangeburg pipe, cast iron deterioration, under-slab defects, or major sewer line replacement.
Do not use a home warranty as your sewer inspection plan. Read the warranty first, then inspect the sewer line before closing.

Why Home Warranty Sewer Coverage Is Confusing
Many buyers hear “home warranty” and assume the underground sewer line is protected. That is dangerous. Some plans may cover certain interior plumbing lines, stoppages, or drain issues. Others may limit access, exclude exterior lines, exclude pre-existing defects, or require specific add-on coverage.
The words that matter are in the plan agreement. Look for terms like sewer stoppage, drain line, access limits, concrete access, exterior sewer lateral, service line coverage, roots, corrosion, pre-existing conditions, improper installation, and maximum payout.
What a Home Warranty May Not Solve
- Roots entering through a broken or separated pipe
- A sewer belly holding standing water
- Old Orangeburg pipe that is deforming or collapsing
- Cast iron pipe deterioration under the slab
- Pipe offsets or separations caused by soil movement
- Full exterior sewer lateral replacement
- Concrete, flooring, tunneling, landscaping, or restoration beyond plan limits
Buyer Warning
A home warranty may help with some plumbing issues, but it may not pay for the full cost of a damaged underground sewer line. Read the warranty and camera the line before closing.

FAQs
Does a home warranty cover sewer line repairs?
Sometimes, but not always. Coverage depends on the warranty plan, exclusions, pipe location, cause of failure, service limits, and whether exterior service line coverage is included.
Should I still get a sewer inspection if I have a home warranty?
Yes. A warranty does not replace a sewer camera inspection. Buyers should know the sewer line condition before closing.
