Does the home inspection already include a sewer scope?
Ask the home inspector and read the agreed scope. TREC’s published minimum standards for residential inspections do not require cameras or other tools to inspect inside drain or sewer lines. Inspectors may offer qualified services beyond those minimums, so the answer depends on what you booked. Source: TREC Inspector Standards of Practice, §535.227(a)(3)–(4).
A useful question is: “Will you record the inside of the accessible sewer line, and will I receive the video and written findings?” That is more specific than asking whether the plumbing is being inspected.
A scheduling checklist for buyers and their agents
- Confirm your decision deadline. Tell us when you need the inspection and report. Ask us to confirm availability and delivery timing before relying on a date.
- Arrange property access. Coordinate permission with the owner or listing agent, identify the access contact, and share gate or entry arrangements through the agreed booking process.
- Share what is already known. Send relevant concerns from the home inspection, available sewer repair records, and any reported drainage problems.
- Discuss the access point. Let us know whether a sewer cleanout has been identified. If access is uncertain, ask what can be evaluated and what additional arrangements may be needed.

The narration helps connect an observation in the report to what appears in the footage. You can review the information after the appointment and discuss questions before deciding on further evaluation or repair.
Our recommendations distinguish areas needing attention from areas considered serviceable at the time of inspection. We do not assume every older line needs to be replaced.
How to review the findings with your agent
Work through the report in three parts:
- What was inspected? Identify the inspected sections and any portions that could not be reached or evaluated.
- What was observed? Match each reported concern to its explanation and video reference. Ask for clarification when a description is unclear.
- What comes next? Separate a recommendation for repair from a recommendation for further evaluation. Ask what information is still needed to define the work.

What if a section cannot be inspected?
An inspection report should make its limitations clear. An uninspected section should not be treated as confirmed serviceable. Ask what prevented the evaluation and what would be needed to inspect that area.
Our camera inspection documents the accessible areas observed at the appointment. It is not a guarantee of future performance, and it does not automatically include separate pressure testing.
