Buying a home in Dallas–Fort Worth while living somewhere else adds a practical problem: you cannot always stand beside the inspector and ask questions. A useful sewer inspection plan gives you three things—clear access arrangements, evidence you can review remotely, and time to discuss what the findings mean.

Give your agent an access plan, not just a date
Before booking, identify who can authorize access and who will meet the inspector if needed. Ask your agent to coordinate with the seller or property manager. Share the property address, the person responsible for access, known sewer concerns and the deadline by which you need to review the findings.
If someone knows where the sewer access points are, pass that information along. Ask us about access requirements before moving belongings or making changes to the property. Do not assume a vacant house is ready for every part of an inspection.

Use the narration to prepare specific questions
Watch the video alongside the written findings. Instead of asking only whether the sewer passed, write down the location or video timestamp for each item you want explained. Ask:
- Which portions were inspected, and were any areas inaccessible?
- What does the recorded observation show?
- Is the recommendation further evaluation, maintenance or a repair?
- What information would be needed for a repair estimate?
Keep observations separate from assumptions. If an area was not inspected, ask what would be required to evaluate it. A clear limitation is useful information when you are reviewing a property from another city.
Leave time for the follow-up conversation
The Consumer Financial Protection Bureau recommends arranging an inspection early so there is time to address issues and obtain additional inspections if needed. Same-day delivery helps you receive the evidence promptly; it does not remove the need to review it with your agent and ask follow-up questions.
