Buying a Home with Previous Sewer Repairs: Records to Request

“The sewer was repaired” is a starting point for questions. Before buying a DFW home, ask what was repaired, where the work took place and what documentation is available. A clear repair history helps you and your inspector understand what the records actually cover.

Keep two questions separate: what work was documented in the past, and what can be observed during the current inspection. Neither question should be answered by guessing from the age of the house or a brief description in a listing.

Request records that identify the work

Ask your agent to request available documents from the seller. A useful packet includes:

  • The final invoice or written scope: what work was performed, by whom and when.
  • A location description or diagram: which section was addressed and how it relates to the rest of the system.
  • Before-and-after inspection records: reports or videos, if available.
  • Testing documentation: what was tested and what results were recorded.
  • Warranty and permit records, if available: keep the actual documents and direct questions about their terms or status to the issuer or appropriate local office.

If a record is missing, describe it as missing. That alone does not establish that the repair failed or that the entire line needs replacement.

Look for the boundary of the repair

A document describing one repaired section does not, by itself, document replacement of every connected line. Ask the inspector to help you understand the stated location and whether it corresponds with the area evaluated during the current visit.

Use concrete questions: Does the invoice identify a specific section? Is there an inspection video dated after that work? Does the current report explain what was accessible? This keeps the discussion grounded in evidence rather than the broad phrase “new sewer.”

Review findings before deciding the next step

If the report identifies a concern, ask for an explanation of the observation and the recommended follow-up. Repair estimates are available. Compare any proposed work with the actual finding and the area inspected; a prior repair and a current recommendation may concern different sections.
