How a Master Plumber Performs a Sewer Inspection

Written by Steven Shipler, Texas Licensed Master Plumber, Responsible Master Plumber (RMP), MBA, and host of The 4 Guys Education on YouTube.

A Master Plumber performs a sewer inspection by using proper access, sewer camera equipment, visual defect recognition, locating tools when needed, and clear reporting. The goal is not just to push a camera through a pipe. The goal is to understand the condition of the sewer line and explain what the findings mean.

A sewer inspection is only useful if the person reviewing the video understands what defects matter and what they mean for the buyer or homeowner.

Step 1: Identify Sewer Access

The inspection starts by finding the best available access point. This is usually an exterior cleanout when available. If access is limited, the inspection may require another approved access point or may be limited.

Step 2: Camera Inspect the Accessible Line

The sewer camera is inserted into the line and advanced through the accessible sewer piping. The video is reviewed for pipe material, flow condition, standing water, slope concerns, roots, offsets, separations, broken pipe, and previous repairs.

Step 3: Identify Major Defects

  • Roots
  • Sewer bellies
  • Standing water
  • Pipe offsets
  • Pipe separations
  • Broken or collapsed pipe
  • Cast iron deterioration
  • Clay pipe separation
  • Cleanout access issues

Step 4: Locate Problems When Needed

If the camera shows a serious problem, locating equipment may help identify the approximate surface location and depth of the defect. This is important for repair planning and estimating.

Step 5: Explain the Findings

The final step is explaining the findings in plain English. A buyer should understand whether the line appears serviceable, limited, damaged, or in need of further evaluation.

Why Master Plumber Review Matters

Sewer inspection findings can change a real estate transaction or repair decision. A Master Plumber can help distinguish between a minor maintenance issue and a major structural sewer defect.

The sewer video matters, but the explanation matters too. Buyers need to understand what the camera actually found.
