Project Summary
Based on the sewer camera inspection performed at the property, multiple sections of the sewer lateral were found to be holding water due to sagging pipe, improper slope, and sewer bellies. These areas require excavation, access, repair, replacement, regrading, compaction, city inspection, pressure testing, and final sewer camera verification.
This estimate includes excavation and repair of multiple defective sections of the sewer lateral, replacement of cleanout piping and long sweep cleanouts, required testing, City of Irving inspection coordination, and a final sewer line video inspection after repairs are completed.
Scope of Work Included
Repair #1 — Front Yard Excavation and 12-Foot Sewer Line Repair
We will excavate in the front yard to an approximate depth of 4 feet in order to access the defective sewer line.
This portion of work includes the removal and digging of approximately a 12-foot section of sewer line in the ground to repair the sagging sewer line.
This repair area includes the section near the cleanout and driveway area where the sewer line was observed to be holding water due to improper slope / sagging pipe.
Work includes:
- Excavation to access the sewer lateral.
- Removal of the defective sewer pipe section.
- Repair / replacement of approximately 12 feet of sewer line.
- Regrading of the sewer line to restore proper flow.
- Proper bedding and support of the new pipe.
- Backfill and mechanical compaction.
- Restoration of disturbed landscaping to the best of our ability.
Repair #2 — Driveway Brick Removal and Sewer Line Repair from Approximately 18 Feet to 31 Feet
The second repair will require further removal of the preserved driveway brick to access the defective section of sewer line located from approximately 18 feet to 31 feet.
This section of sewer line leads underground and then continues under the house. The remaining access for this repair will be performed from the accessible crawl space under the house where available.
Work includes:
- Careful removal of the existing driveway brick required for access.
- Preservation of removed brick to the best of our ability for reinstallation.
- Excavation to access the sewer lateral.
- Repair / replacement of the defective sewer line section from approximately 18 feet to 31 feet.
- Access and work from the accessible crawl space where required.
- Verification of pipe condition, pipe slope, and connection points during the repair.
- Regrading and reconnecting the sewer line to restore proper flow.
- Backfill and mechanical compaction of excavated areas.
- Reinstallation of driveway brick to match the existing slope and positioning as closely as possible.
Repair #3 — Sewer Lateral Repair from Approximately 38 Feet to 61 Feet
The third repair is for the defective sewer lateral section located from approximately 38 feet to 61 feet.
This was identified during the sewer camera inspection as a long and significant sewer belly where the camera remained underwater for an extended distance. This indicates that the sewer line has lost proper grade and is holding wastewater.
Work includes:
- Accessing the sewer lateral section from approximately 38 feet to 61 feet.
- Repairing / replacing the defective lateral sewer line section.
- Correcting the sagging pipe and restoring proper sewer line slope.
- Proper bedding and support of the repaired sewer pipe.
- Backfill and compaction of disturbed areas.
- Final verification of flow after repair.
Cleanout Area and Long Sweep Cleanout Replacement
As part of this project, we will install new piping at the cleanout area and replace the existing long sweep cleanouts.
Work includes:
- Removal of existing defective or inadequate cleanout piping as needed.
- Installation of new cleanout piping.
- Replacement of long sweep cleanouts.
- Proper alignment and connection to the repaired sewer lateral.
- Verification that the cleanouts provide proper future access for service and inspection.
Testing, City Inspection, Permit, and Final Sewer Camera Inspection
After the repairs are performed, we will complete another sewer line inspection to verify the repaired sections and confirm proper flow.
We will also perform the pressure test required by the City of Irving inspectors under the permit for the work being performed.
Work includes:
- City of Irving permit coordination for this scope of work.
- Required pressure test for city inspection.
- Calling for inspection by the City of Irving.
- Final sewer camera inspection after repairs are completed.
- Verification that repaired sections are properly flowing.
- Documentation of completed work under this scope.
Surface Restoration and Cleanup
We will place landscaping back to the best of our ability in the disturbed work areas.
For the driveway brick area, we will make sure the brick is placed back at the same slope and positioning as it is now on the driveway, as closely as field conditions allow.
All excavated areas will be backfilled and mechanically tamped with a tamping machine. The soil and restored areas will be compacted to reduce settling as much as reasonably possible.
Restoration includes:
- Backfilling excavated areas.
- Mechanical tamping / compaction.
- Returning disturbed landscaping to the best of our ability.
- Reinstalling preserved driveway brick.
- Matching the existing driveway brick slope and positioning as closely as possible.
- Jobsite cleanup after completion.
Estimate Total and Payment Terms
Important Notes and Exclusions
- This estimate is based on the sewer camera inspection findings and the scope described above.
- Final field conditions may vary once excavation begins.
- This estimate includes sewer line repair work described in this scope only.
- This estimate includes placing landscaping back to the best of our ability, but does not include new landscaping, sod replacement, irrigation repairs, concrete replacement, stone replacement beyond existing preserved materials, or cosmetic upgrades unless specifically added in writing.
- Driveway brick will be preserved and reinstalled to the best of our ability. Exact color match, age match, settlement match, and perfect cosmetic restoration cannot be guaranteed due to existing material age, condition, and field conditions.
- Any additional sewer line defects discovered outside the stated repair areas are not included unless approved by written change order.
- Any hidden utilities, damaged underground utilities, unusual soil conditions, unmarked private utilities, roots, structural obstructions, or unforeseen access conditions may require additional work by written change order.
Warranty
Workmanship warranty applies to the sewer repair work performed under this written scope.
Warranty does not cover unrelated sewer sections, pre-existing defects outside the repair areas, abuse, misuse, improper use, foreign objects, root intrusion from unrepaired sections, ground movement, foundation movement, city sewer issues, or acts of nature.
