Sewer inspection reports can be confusing if you are not used to plumbing language. Words like belly, offset, separation, standing water, roots, cast iron deterioration, Orangeburg pipe, cleanout, and city tap can sound technical, but buyers need to understand them before closing.

Common Sewer Inspection Terms

  • Cleanout: An access point used to inspect or clean the sewer line.
  • Sewer lateral: The private sewer line from the house toward the public main or septic connection.
  • City tap: The connection area where the private lateral meets the public sewer system.
  • Roots: Tree roots growing inside the pipe through cracks, joints, or separations.
  • Standing water: Water sitting in the pipe instead of draining properly.
  • Sewer belly: A low spot in the pipe that holds water.
  • Offset: Misaligned pipe sections that create a lip or step inside the line.
