A sewer scope inspection uses a specialized waterproof sewer camera that is inserted into the property’s main sewer line.
The camera travels through the pipe while recording high-definition video footage of the interior condition of the sewer system.
This allows us to inspect:
- Root intrusion
- Broken sewer lines
- Pipe separations
- Standing water
- Bellied sewer lines
- Offset joints
- Cast iron deterioration
- Grease buildup
- Construction debris
- Improper repairs
Many of these issues cannot be detected by a standard home inspection.
The Hidden Cost of Sewer Line Problems
One of the most common things I hear from homeowners is:
“I wish I would have known before I bought the house.”
Over the years, I have inspected homes where buyers spent hundreds of thousands of dollars on a property only to discover major sewer defects shortly after moving in.
In some cases, repairs exceeded $10,000. In others, complete sewer line replacement costs exceeded $20,000 to $40,000 depending on depth, location, concrete removal, tunneling, and accessibility.

Common Problems Found During Sewer Inspections
1. Root Intrusion
Tree roots are one of the most common sewer defects we find in North Dallas and Collin County. Roots enter through joints, cracks, and separated pipe connections seeking moisture.
Over time they can restrict flow, trap debris, and eventually block the sewer line completely.
2. Bellied Sewer Lines
A sewer belly occurs when a section of pipe settles lower than intended. Waste and water collect in the low area rather than flowing freely.
This can create recurring drain problems and contribute to future blockages.
3. Cast Iron Pipe Deterioration
Many older homes throughout Dallas and Plano contain cast iron drain systems.
Over time these pipes can develop scaling, corrosion, channel rot, and structural deterioration that affects drainage performance.
4. Broken or Separated Pipes
Settlement, foundation movement, age, and previous repairs can all contribute to pipe fractures and separations.
These conditions may allow roots, groundwater, and soil intrusion into the system.
