Do not assume that a showing arrangement also covers a separate inspection. Have the responsible party confirm permission for the visit and handle any required notices. Share only the access information needed for the appointment, rather than forwarding unrelated tenant records.

Collect the history without deciding the diagnosis

Ask the owner or manager for a short, factual description of reported problems: where they occurred, when they happened, and what work was done. Useful records may include previous inspection reports, narrated videos, cleaning invoices or repair descriptions.

A tenant’s observation is helpful background. It is not a substitute for inspection findings. For example, a report that a drain has been slow tells us what someone noticed; it does not establish which section of piping needs attention.

Confirm the requested inspection scope

Decide how the results will be reviewed

We prepare, upload and deliver the certified Master Plumber report and narrated high-definition inspection videos the same day as the inspection. Confirm the customer’s delivery details and who is authorized to receive or review the information.

For an investor, the useful next step is to separate documented findings from items that still need evaluation. Ask which areas were inspected, which could not be evaluated and what follow-up is recommended. A repair estimate can be requested when findings call for one; do not assign a repair budget from a short description alone.
